Showings are up 17% week over week, and listings are finally crawling out of their summer hiding spots. Sales? Yup — also climbing thanks to those showing surges.
But here’s the kicker:
You know when you see a long line at a food truck and assume it must be good — then realize everyone’s just browsing the menu?

Buyers are out. Listings are up. But we’re about to find out who’s just hungry… and who’s ready to actually order.
District Opportunity of the Week:
Inventory is trending ABOVE seasonal norms.
Days on Market dropped to 54 (that’s 8% faster than usual — basically real estate’s version of a Personal Best at the gym.
Expired listings are on track to be cut in HALF this month (yep, HALF!) of what they normally are this time of year.
Translation:
There are more options, buyers are circling, and if your listing is priced right? It’s getting scooped faster than pumpkin spice on launch day.
