What a Home Valuation Actually Tells You

Introduction

“What is my home worth?” sounds like one question. It is really three, and the right answer depends on why you are asking.

1. Three different numbers

  • An online estimate is generated from public data. It is a starting point, not a plan.

  • An appraisal is prepared by a licensed appraiser, usually for a lender.

  • A comparative market analysis is prepared by your Realtor from recent comparable sales, current competition and local conditions.

For a listing decision, the third one is the one that matters.

2. What a good analysis looks at

  • Recent sales of genuinely comparable homes in the same community

  • What is actively competing with you right now

  • Listings that failed to sell, and why

  • Condition, layout, lot, exposure, parking and upgrades

3. Why online estimates drift

Automated tools cannot see a renovated kitchen, a poor floor plan, a backyard that faces a busy road or the difference between a finished and unfinished basement. They also lag a changing market.

4. Read it as a range and a strategy

A useful valuation gives you a range, plus a recommendation on where to enter that range and why. Price is a positioning decision — it determines how many buyers see the home in the first week.

5. Refresh it when things change

If you are not listing for several months, revisit the number closer to the date. Conditions move, and so does your competition.

FAQs

Does a valuation commit me to selling?
No. Many owners use one purely for planning.

Do renovations return their full cost?
Rarely all of it. Presentation and condition usually matter more than scale.
